For Texas home inspectors

Help us build the inspection software Texas deserves.

ManageBee runs your whole inspection business: scheduling, the TREC report, the client page, invoices and payments, and a phone app that keeps working with no signal. It is live today. It is free for everyone until November 1, 2026. We are looking for Texas inspectors who will use it on real jobs and tell us what to fix.

  • Official REI 7-6, filled not retyped
  • Free until November 1, 2026
  • Founders rate: 33% off for life
The first page of a TREC REI 7-6 report made in ManageBee: the company's banner, the address, a photo of the house, and how many findings of each kind

Beta

Beta means we want your feedback on every step.

The product works today. Beta means it still has rough edges, and we would rather find them with you than after you. You and your clients both deserve better software than Texas inspectors have been handed. Here is the deal.

Use it on real inspections

Book the job, do the inspection on your phone, publish the TREC report, send it to the client, get paid. All of it in ManageBee, on real work.

Tell us what is slow, wrong or missing

There is a Send Feedback button on every screen. It grabs a screenshot and where you were, and opens a ticket straight to Chris Bailey. Or email chris@managebee.com. No support queue.

Watch it change

Fixes ship every week and are written up in plain words in the changelog. When your feedback lands, you will see it there.

Texas requires the PDF. Most inspectors send the online document as well: it is easier to read on a phone, and every photo opens full size.

The cover of the Dripping Springs report: the company's Hill Country banner with its logo, the address, a photo of the limestone house, the count of findings, and cards for the client, the buyer's agent and the inspector.
The PDF, filed on the state's own REI 7-6 form
The same report open in a browser: the section list down the left, and a finding about worn roof shingles with its photo.
The same report online, the way your client reads it
TREC report

Limestone home in Dripping Springs

A full inspection on REI 7-6, the way a Texas inspector writes one: pages 1 and 2 straight from the Commission's file, then every item in Sections I to VI with what was seen, what could not be seen, and each deficiency with its photo and the trade to call. 63 findings and 87 photos on a limestone Hill Country home with a metal roof, a workshop and lawn sprinklers. Online every photo sits in a large grid. Sample company, sample property, sample license.

The cover of the Austin report: a blue brand cover with the company name, a photo of the two-story house, the address, the count of findings, and cards for the people on the job.
The PDF, filed on the state's own REI 7-6 form

1990s two-story in Austin

A 1990s house with older systems: a slab crack, a leaking water heater, double-tapped breakers, missing kitchen GFCI protection, worn shingles and thin attic insulation. 74 findings and 78 photos, with the materials, readings and limitations a real report carries on every item. Same form, a different look: the company's brand cover, and online, compact entries with the worst findings outlined so a buyer finds them first.

The cover of the Round Rock report: the company name, the address, a photo of the new house, the count of findings, and cards for the people on the job.
The PDF, filed on the state's own REI 7-6 form
The same report open in a browser: the electrical section's table of items, and a safety finding about missing garage GFCI protection.

New build in Round Rock

A builder's punch list before closing: a disconnected duct, a dripping P-trap, missing garage GFCI, no handrail at the front steps. 32 findings and 47 photos, and just as many lines saying what was checked and works, the way a new-build report reads. A plain classic cover, and online, each section opens with a table of its items and groups the findings by kind.

Termite (WDI) report in Dripping Springs

The same Dripping Springs house on the Structural Pest Control Service's own SPCS/T-5 form, all four pages. Previous subterranean treatment found in the garage slab, the workshop's siding touching the soil, and a wood pile against it. Page 3 carries the inspector's graph of the property, drawn with ManageBee's Sketch tool: shrubs, fence, wood pile, mulch bed, the damage X and the state's letter codes, with a key. Signed by the inspector and published from the same Workspace as the TREC report.

Portal

Your portal, the way the people you work for see it

Open Pedernales Peak's portal the way their client does: the Dripping Springs inspection with its proposal, the agreement to sign, the invoice to pay, and the report, all under your name and brand, not ours. Clients get one, and so can the agents and other businesses you work with. Type your email for a one-time code. It is view only.

Built for Texas

Built on the official TREC form, not a copy of it.

Texas rules say a computer-made report must match the Commission's standard form in spacing, borders and placement of text (22 TAC §535.223). Most software retypes the form and hopes. ManageBee fills TREC's own REI 7-6 PDF for the pages that are pure Commission wording, then reproduces the item pages so your comment, your photo and your recommendation sit under the item they belong to.

The Commission's own file, not a retype

The report opens with pages 1 and 2 of REI 7-6 straight out of the TREC-issued file, filled in and flattened. Every word, rule and box is the Commission's.

I, NI, NP and D on every item

The four TREC statuses are locked on every item in Sections I to VI. You cannot publish with a required box left empty.

Locked where the law says, free everywhere else

Sections I to VI and their items stay as TREC wrote them. Your comments, photos, groups and any pages you add after the form are yours to shape.

Comments grouped your way

Group findings by room, by system, or by priority, with a cost estimate on each one if you want it. The client page shows the same groups.

Works with no signal

The phone app stores the inspection on the phone and syncs when you are back online. A basement or a ranch with no bars does not stop the job.

We move your comment library

You do not start over. Send us your templates and comments from Spectora, HomeGauge or Whisper and we move them in for you as part of the beta.

Founder's note

Why Texas, and why now

I come from the service industry. I have been the person on site, trusting my software to make me look professional in front of a client, and I have watched platforms break that trust: ads in my deliverables, price hikes after a buyout, a form that did not match what the state required.

Texas inspectors carry more rules than almost anyone in this trade, and the software has not kept up. We built the TREC report on the Commission's own form because that is the only honest way to do it. Now I want it used by people who will tell me the truth about the rest.

If you try it and it is not good enough, tell me. That is the job right now. chris@managebee.com.

FAQ

Straight answers

What happens on November 1, 2026?

Free ends. From then until December 31, 2026 any plan is $20 a month. Nothing is charged automatically. You pick a plan and enter a card when you are ready. If you do nothing, your account goes read-only and your data stays safe until you decide.

Do I need a card to start?

No. Sign up, build your first Template, run a real inspection. A card is only needed when you choose a plan.

What does "Founders rate for life" mean, exactly?

33% off the regular price of your plan, your extra seats and your add-ons, for as long as your subscription stays active. It ends if you cancel or a failed payment goes unfixed for more than 14 days. Marketplace fees and SMS top-ups are not discounted.

What if I cancel and come back later?

The Founders rate is for people who stay. Coming back after a cancellation means the regular price. If a card fails, you have 14 days to fix it and keep the rate.

Is the report really TREC compliant?

The report opens with pages 1 and 2 of REI 7-6, TREC's own PDF, filled in by the system, so spacing, borders and text placement match the standard form as 22 TAC §535.223 requires. Sections I to VI follow, reproduced as the same rule allows, with your comment, your photo and your recommendation under each item. You are still the licensed inspector, so read it before you sign it, like any report.

Can I keep my comment library?

Yes. Send us your templates and comments from Spectora, HomeGauge, Whisper or a Word file and we move them into ManageBee for you as part of the beta. You check the result before you use it.

Does it work with no signal?

Yes. The phone app keeps the inspection on the phone, photos included, and syncs when you have a connection again.

What do you actually want from me?

Use it on real jobs and tell us what got in your way. The Send Feedback button on every screen is the fastest route. chris@managebee.com works too. We do not need a written report from you, just the truth as you hit it.

Is my clients' data safe with a beta product?

Your data is yours. We never market to your clients or put our name in front of yours on a report. Everything is backed up, and you can export your documents as PDF at any time, including from a read-only account.
